Baby Boomers Investing in a Bed and Breakfast

Yes you can start your home based business from your own home today!!

The smart way of doing it is start to rent out rooms in your home if you want to get a feel if you like his type of real estate investment. Why spend a lot of money on a hunch that real estate investing is for you. 

Buying and selling real estate is easy. What makes the difference between having a successful real estate business is the management and marketing of your business. 

Everywhere I go, once people hear that I'm a real estate investor, or that I own a vacation rental business, or that I run a Bed and Breakfast.  People state "I always wanted to do that it must be easy!"

People seem to think that owning real estate or running a Bed and Breakfast or vacation rental is easy and that we owners are millionaires!!

The one thing I don't hear from these people is the main question "what is the down side of being a real estate investor" or how much work does it take to become an "overnight success". 

Real estate is just like any other business it takes endless hours of study, sleepless nights worrying about where the next tenant is coming from. 

The one thing I learned very quickly is that in order to be successful I would need a mentor or coach who was already successful in real  estate.  

So I got a coach in both my vacation rental business and real estate. Having done this at the same time as starting my real estate investing saved my butt many times. 

It's not easy if you want to become a Real Estate Millionaire, you will have to overcome a million problems.  The more money you want to make the more problems and hurdles you'll have to overcome.  

Understand this rule at the very beginning of your investing will prevent you from loosing your shirt.  

Just because you buy a Bed and Breakfast or any type of real estate investment doesn't guarantee success. 

What guarantees success is your willingness to learn, grow and ask for assistance and guidance from investors or mentors or coaches who are more successful than you are.

Vacation Rental Guest Expectations

Oh the wonderful world of vacation rental ownership.  It's getting more complicated and harder to meet guest expectations.

Why is it becoming harder?  It's because guests expect a vacation rental to be up to hotel standards.  Sometimes this can be easy and sometimes this can be difficult.   

As owner of an authentic hand crafted historical cottage rental I find that it's either a love or hate relationship my guests have with my cottage rental.  

One set of guests will say that they didn't like the cottage and were disappointed in the state of the cottage and then I get another set of guest who arrive the very same day and say the cottage is so very cute and looks even better than the video or photo that I sent to them.   

I suspect that such a big shift from one set of guests to another set of guests is that each set of guest has different  expectations. 

Also this huge swing in likes and dislikes derives from the guests not reading the description or studying the videos or photos carefully enough. 

Guests expect a circa 1871 cottage to be blemish free.  You'd be surprised what guests complain about. At times it's laughable.  They complain about the floors having small holes (this is where the knotty pine has been exposed) I find this quite charming and authentic.  

I have an old gas stove that's at least 70 years old that is  now left in the kitchen and is being used to store pots and pans and can be used to rest pots and tea kettles while cooking. 

I didn't have the heart to part with it. When I first purchased my vacation rental in 1988  I used to cook on this wonderful old antique stove.  

I decided to not let my guests use this gas stove and had the gas disconnected since not all guests are comfortable cooking with gas. 

So I disconnected the stove and am using it as an antique piece while my guests use an electrical cook top.  

When I move back into the cottage I plan on continuing to cook on  my gas stove and will have it hooked up again to a gas source.  

There are so many other things I could share with you and will, but for now this is good enough.

What to do About Bad Reviews Regarding Your Vacation Rental

The vacation rental business is becoming so very difficult with all of these bad/negative reviews, most of the time they're distorted and so one sided.  Yet these same reviews can hurt our business and prevent our business from growing or flourishing because of bad reviews.

Of  course the guests who has posted the bad review doesn't have to prove anything, they can say anything they want and the poor vacation rental owner has to defend their position so they'll get more
business the next time.

We as vacation rental owners have to come up with a better system.

Maybe have a website where only owners can give reviews about their guests and this can be found on the internet.  So other owners can find and place reviews of both bad or good guests and thus prevent the abuse occurring from one rental to another rental.

What I've noticed in the 14 years of being a vacation rental owner/operator, that most of the bad reviews occur during my high season, in July and August of each year.

I think part of this reason is that there are a lot more inexperienced travellers who travel during the high season, and have very high unattainable vacation rental expectations that can't be met.

More experienced travellers travel in the off season where there is a more relaxed mood and climate in the travel industry as a whole. I haven't had bad review from guests in my off season.

Vacation Rentals have an Advantage over Hotels

Why Do Guests prefer Vacation Rentals over Hotels?

The reason our guests like to come to vacation rentals is because they want to get away from the hotels and stay in a very original vacation home.

Part of their experience of choosing a vacation rental over a hotel is the fact that guests can actually speak to the owner of the vacation rental.
Since when did a fancy, streamlined booking system over ride the one on one owner contact with a guest? 

What I believe and where I see the trend going is that our guest will have a variety of vacation rental experiences at their fingertips. 

Guests can either go for the sophisticated modern model or an authentic model of one on one "human talking to each other, and prefer the Touchy Feely human model". 

Our guests will decide for themselves which model they choose. Let me know what your thoughts are on this new hot debate.

3 Marketing Tips to Increase Vacation Rental Reservations

Three ways to increase your vacation rental business during the slow season:

1.  Cater to young families by offering along with their stay some toys and games that you can leave at your vacation rental for them to find.  You can leave a list of nearby children friendly facilities along with a list of baby sitting services. 

2.  You can cater to wedding parties, stags and does, anniversary and birthday  parties. 

If you have a large enough facility and the grounds to accommodate actual weddings on your property this might be an additional service you can offer. 

Weddings are now more about the destination as there is an increase in groups going to Jamaica and other islands for wedding parties. 

On that note you can cater to the older couples who are getting married for a second time and want to stay closer to home. 


3. Specializing in one market place is a good idea for increasing your business. For  example if you want to be pet friendly you need to get yourself listed on pet friendly websites. 

There's a whole new market place that you can cater to.   You can find the pet friendly listing sites by googling the words "pet friendly hotels". 

These are a few ides they I've seen working out very well with some of my Vacation rental and B&B buddies.

3 Reasons why Vacation Rentals are Better than Regular Rentals


I just got off the phone with one of my real estate buddies.  He's been in the real estate rental business for over 25 years.  

So Kevan has been around the block and back a few times. He was telling me about 2 of his tenants from Hell. 

If you've never experienced at least a couple of Tenants from Hell then you can't call yourself a real estate investor. 

These tenants will "break you into the business".  I've had a few  of them myself but thank God I didn't experience the worst of them.  

Why am I so lucky?  It's because of the paperwork that all the Tenents had to sign and because everything was documented, that's what's saved my butt.  

3 Things that Will Save You from Sleepless Nights:

1.  Document everything that is said by both you and the tenant. Email is one of your best friends to have for documentation.   

2.   Have tenant sign a lease agreement, incoming and outgoing  inspection form, do a credt and landlord check on the tenant.    Get a video of your premise along with the tenant walking throughout it doing your incoming inspection. 

3. Make sure that your smoke detectors are serviced  and working and have the tenant sign paperwork with you as a witness, stating that the smoke detectors are in working order. 

These are some of the management must do's in order to not have problems with you tenant. 

Now if you own a vacation rental you can use some of this paperwork and management strategy to keep your vacation rental safe from unruly guests.

Why Owning a Vacation Rental will Build Wealth

Owning a vacation rental may be one of the most important decisions you ever make toward building your retirement nest egg. 

Why do I say that?  It's because owning a second home gives you the flexibility  to make money not only as a long or short term rental. 

But you can also refinance your 2nd property and pull out equity.  

You can take this equity and you can pay off debt or use it as a down payment for your next real estate purchase. 

You also will have a vacation home that you can use anytime of year. 

Rule to follow in real estate in order to be successful:  make sure the house pays for itself don't put any of your hard earned money into carrying the mortgage.  

If your house can't do this for you and make your life easier then don't purchase it no matter how much you love your "dream vacation home".

Airbnb Share 2014 Upcoming Summit

Airbnb just sent me a invitation to attend their summit in San Francisco in December 2014 and this is a free event!' 

What great news but despite the expense of travel and taking time away from my businesses.  I very rarely travel now for seminars or workshops.  It's just too costly and time consuming. 

I sent Airbnb an email suggesting that they televise the event online  so that I along with other vacation rental owners can be part of their Inaugural event.  

I'm sure this summit be very revealing to old timers like myself.  I like the Airbnb model of doing business and am starting to enjoy using their booking model. 

I'll keep you in you in the know about this event.

Vacation Rental Owners - Where are Your Reservations Coming From?

Vacation Rental Owners: I'm finding that the new generation of vacation rental guests are coming through booking sites such as Booking.com,  Expedia, Tripadvisor, Flipkey and Hotels.com.

The older generation is still going through VRBO, Homeaway. We're seeing a generational gap, and this will translate into a wane or surge in our vacation rental business reservations.

Self Promotion Using Social Media for Vacation Rental Home Owners

Maria Rekrut here from Niagara on the Lake Cottage Rental.  I came across a great Blog on Self Promotion on Social Media that I wanted to share, with all of my Baby Boomer/Zoomer followers on my Social Media networks. As a Baby Boomer/Zoomer, this concept of self promotion goes against the very grain of how we were taught to view and do  business marketing.

Business Marketing was in the  3rd person person plural "We" not in the first person singular  "I"  and the actual owner of the business was promoted by other forms of advertising and people.  Now all of the business strategies that I learned are changing over into using Social Media as a vehicle to Brand and Market your business product, whether you're the brand or your product is the "brand"

I came across this great Blog by Marsha Collier that has a different perspective to self promotion that I found of great interest and wanted to share with you.

6 Steps to Painless Social Media Self-Promotion

A common topic for discussion is promotion for Marsha Collier. When it comes to social media, the responsibility for promotion falls on the shoulders of the own(chief cook and bottle washer). Even though my books are published by one of the top 10 publishers in the world, I still need to take responsibility for my own brand.

I’ve personally been promoting my work and books in the real world and online for over 15 years and it’s the most difficult task on my plate. Even on the “About” pages of my websites, I am loathe to blow my own horn. I might consider myself an introvert, or I might just feel the mere act is bragging.
To be fair to those who do it well, it takes nerve to think there are thousands of people waiting around to hang on to your latest words or hot new project. We may have products, businesses or books to promote, but not everyone has a similar promotional style.

Social media is a bit like Dish Network's Auto Hop. A feature which enables viewers to jump past commercials and get back to the show. Especially when your promotional messages become too overwhelming — folks will just tune you out and unfollow. Your job is not to leave people feeling spammed. not what you plan to do. You are your brand. Your message is your topic.

2.  Promote others: Even if it chokes you a bit to give a hat-tip to the competition, social promotion is symbiotic. Helping others with pure intentions builds your social credibility.

3.  Stay on topic! If you have a business audience, keep the kitten and puppy pictures to a minimum and save the emoticons for your personal friends.

4.  Curate the best content that ties in with your online community; whether photo or product.
5.  Tell stories! Storytelling about successes is a favorite read. Do you personally have any? Perhaps stories of those who have benefitted from your work?

6.  Build trust by not sharing topics out of your wheelhouse just because they are trending. But do sprinkle personal posts, they bring humanity to your brand.

Lose any feeling of entitlement — no one is required to follow (or listen to) you. You need to romance your customers by engaging in conversations and commenting.

Six Steps to Starting a Business with Zero Funds





Starting a new business  isn’t always easy, but with the right attitude, and not wanting to make a million in the first year, you can comfortably start a new business. In fact you can start  one without spending more than a few dollars.  I’ll give you a quick and brief overview to get you started.

Six Steps to Starting a Business with Zero Funds


1.    I would run the business from my home or apartment or even a room…whatever, don’t waste your money on office space, meet your clients in a coffee shop.

2.    Take a small  portion of  funds and put it toward a good website,  people have to  find you, if they can’t find you, you can’t make money.  Or learn to build your own website.

3.    Get business cards and don’t spend a lot of money getting them made, you can get 250 cards for free from Vistaprint.

4.    Next I would find a mentor ( at no cost).  Start to network at Business after Five events with various Chambers of Commerce.  Look for Meetup groups in your area that have your customers attending and market, market, and more marketing to these folks.

5.    Ask your friends and family if they know anyone who needs you service or product. It’ll take up to 5 years to get your business to a place where you start to make enough money to live off of.

6.    I suggest to all new businesses, that while they build their business they also get a part time job.

You don’t want to starve while you’re building your business from scratch and you need to pay your bills. You can’t think straight if you don’t have enough money to pay bills, rent and food. Good Luck, it’s not easy to start from scratch, but it’s exciting!!

Vacation Rental Owners - Is Blogging for You?

What is Blogging? 


First off, blogging falls under the category of content marketing. Content marketing is a strategy geared towards using content (such as articles, blogs, social media, videos, etc…) to drive traffic to your website or business that will eventually convert into sales (or bookings for vacation rental managers and owners). Content marketing really isn't the easiest thing to do, and it takes a lot of time and effort.  You won't see results immediately and it can take years before blogging converts into bookings.

The act of blogging is simply writing a series of short to medium length articles (300-1000 words) on your website. There are many blog platforms out there that you can either add to your website, or build your website around (WordPress, Blogger, and Tumblr).

Why Should You Blog

 1. Blogging is good, because if you have a great strategy, and actually publish good and interesting content, you might actually get a couple of articles to rank on search engines and generate traffic to your site.

2. Google likes it if you’re constantly updating the content on your site. Therefore, blogging is good for your website's overall SEO.

3. If done properly, your articles should help to establish authority about your region. Which will in return help to establish credibility and earn trust with your readers.

Why it Might be a Waste of Your Time

1. For blogging to actually work, you need to write very helpful content, and write a lot of it. Realistically, one post per month probably won’t do anything for you. Writing a lot takes time. And if you’re not a good writer, or you don’t particularly like to write, creating good content will be even more difficult and more time consuming.

2. If your articles don’t generate any real traffic, what’s the point? Great question! If your articles don’t generate organic traffic, no one sees them, and you’re doing all of it for nothing.
   
On the other hand, you are helping your site a little in terms of SEO. But the chances that the effects are significant enough to improve your search engine rankings is debatable at best.

3. Writing just for the sake of writing is borderline useless, and most probably a big waste of your time. You need to real strategy behind your writing. Even if your articles do in fact generate some traffic, is the traffic just there for the article? Or is the article helping to convert readers into bookings?

 4. You will only start seeing the traffic way down the line. We’re talking three to six months at best (excluding exceptions to the rule). And that’s if you've been doing everything the right way!


Conclusion about blogging

More exposure is always good. There’s no arguing that. But when it takes three to six months before you start to see any significant traffic, that’s a hard pill to swallow.

Three to six months of blogging every week, about local news, attractions, restaurants and stories. Then maybe, just maybe you’ll start to see some traffic to your blog.

And how much of this traffic will actually turn into bookings? More realistically, how many of these readers will even sign up to your newsletter to receive future discounts?

Blogging really isn't as “easy” as most are making it out to be. It has literally become it’s own industry, with it’s own conversion science behind it and high paid professionals that are hired just to do that one job.

At the end of the day, it’s a pretty big risk to take if you’re going at it alone. It’s a lot of time and energy that’s being focused on something that just isn't a sure bet.

What I've found from blogging,  and what really counts in getting more followers to your blog is the frequency of  producing more blogs and posting them on all your social media network.  This is the way to reach your target market.

My audience finds my blogs on all my social media sites.  I've gotten more followers because of  both my blog content and frequency.   I'm blogging every day a few times a day and since I started to blog this frequent....guess what?  I have many more followers reading my blogs.

Whether you blog or not is entirely a personal choice and only you can decide if Blogging is worth your time and effort.

How to Get Followers on Social Media for Vacation Rental Owners

Vacation Rental Owners how do you get more likes and followers on Social Media?  The first thing you have to do, is you, have to get into the minds and interests of your audience.   You need to ask yourself this question...what information can I share that is relevant and that my audience will find of interest? Then you have to give them what they want...easy isn't it?  No, it's not easy nor simple but it can be done.  I got over my fear of social media, once I realized that the social media tools are actually marketing tools that I can use to spread the word about my business.

What I like about Social Media is that I can touch base with anyone in the world and let them know about my business.  Do you know how much that would have cost me in Advertising and Marketing dollars in the past???  I can't even begin to guess.  Social Media isn't costing me anything but my time.

The way I view or how I translate how to use social media,  is that the world is my oyster, and I can fish in many waters that weren't feasible to  me in the past.  I'm now on equal terms with big business.  In fact I've got the definite advantage over big business because I don't have to wait for the "marketing strategist" or "webmaster" to make a decision on what to do in order to be seen or found on the internet.  I can decide on a dime what my strategy will be to make my business thrive in this new economy.  Social Media has given the vacation rental owner the advantage of  getting and keeping  in touch with present and future guests.
